Our first Single Family Home groundbreakings are here!
After patiently working through many permitting obstacles, two of our builder-developer partners have already started construction of our first homes. The complete list of partners is listed below, with the first house addresses shown after their names:
- All Quality Property Investors LLC (Vernon Quinn/David Gause) 4420 N.W. 30 Avenue
- M&V Business Development LLC (Docar Curtis) 2948 N.W. 45 Street
- HELP Inc./BSC Solutions Group (Herman Dorsett, II/Evans Branch/Les Allen, Jr.)
- JCH Investment Inc./A. Julien Contracting (Juan Carlos Hernandez/Alfredo Julien)
We recently completed the refinancing of our Construction Loan, through Florida Community Loan Fund/FCLF, thanks to the continued support of Jim Walker and the entire FCLF team. We could not have closed that new loan without the help of Legal Services of Greater Miami, and the exceptional assistance of our attorneys, Chiara Brandstaetter and Daniela Cimo. Additional construction starts by all of our four partners will follow in the next weeks.
Brownsville Town Villas (16 units).
We continue to advance with the many pre-development tasks. We have run into potential very substantial additional off-site costs to bring water and sewer lines to the edge of our property. For that reason, we have asked our outstanding architects, Behar Font & Partners, to explore the possibility of maintaining our focus on for-sale units but under higher densities, as allowed by the existing zoning overlay which resulted from our proximity to a major Metro Rail Station.
Faith-Based Housing Development.
On April 29th, Miami-Dade County Mayor Daniella Levine Cava and Commissioner Jean Monestime hosted their first Roundtable Conversation on “Building Affordable Housing with the Faith-based Community.” It was a high-level Zoom discussion which included several County Department Heads. Rev. Joaquin Willis and the rest of the CEG Senior Staff were among the few participating expert speakers. That unique opportunity allowed us to stress the CEG’s focus on producing home ownership units, in contrast to the more prevalent rentals, so that our low-income families may acquire and rebuild future family wealth. Many church pastors were included among the almost one hundred other invited guests. We are already busy addressing the many inquiries from current and new CEG member churches, asking for our technical assistance for the development of their sites and properties.
Mayor Daniella’s very public and clear sign of support for the CEG’s efforts should facilitate drawing on County financial and other resources, for the benefit of future faith-based developments, under our continuing collaboration with the Atlanta Office of Enterprise Community Partners and their dedicated staff..
Miami Youth Garden (MyG).
The CEG has been providing comprehensive financial and technical support to this outstanding Youth Leadership and Training Program for close to ten years. Its measurable impact on our youth has now also earned continuing respect and financial support from The Children’s Trust. Despite the lingering effects of the COVID pandemic, the 2021 Summer Programs is scheduled to again provide multiple online learning and leadership experiences for high school interns on six virtual sites:
- Jordan Grove MBC
- Christian Fellowship MBC
- Bethel Apostolic Temple
- Community Faith MBC
