M-D District 3 Infill Lots: construction of our first four homes is near completion !
We have two single family homes with expected completion dates by November 30th (4420 NW 30 Ave, and 2948 NW 45 St), and two additional single family homes that should be completed by December 31st (2381 NW 56 St, and 524 NW NW 53 St). We are grateful for the continuing support of District 3 Commissioner Keon Hardemon, who strongly encourages new housing solutions that will improve affordability of homeownership.

Brownsville Town Villas (16 Fourplex affordable homeownership units).
We continue to move forward with the pre-development stage, thanks to the continued diligence of our prominent architects, Behar Font & Partners. We have recently completed the first draft of our Homeowners Association documents, through the collaboration of our pro bono attorney, Pablo Arriola. We are now dealing with unexpected site infrastructure costs and are exploring creative ways to address that issue, in ways that may not adversely impact affordability.
Faith-Based Housing Development.
We are working through the site planning and pre-conceptual design stages of sites owned by several of our member churches:
- Bethel Apostolic Temple, Liberty City/North Miami
- Sweet Home MBC, West Perrine/Cutler Bay
- Greater St. Paul AME Church, Coconut Grove
- St. Ruth MBC, Dania Beach
- New Covenant Presbyterian Church, Brownsville/Allapattah
- Christian Fellowship MBC, Liberty City
These efforts are possible through our continued collaboration with the Atlanta Office of Neighborhood Community Partners one of the nation’s largest nonprofit housing advocates and producers. The experience we have acquired has also allowed us to respond to inquiries from non-church property owners who have asked us to help develop their sites.
Social Impact Community Fund (SICF).
We are close to launching this new community-wide initiative which will provide front-end equity financing for predevelopment costs of qualified small-to-midsize for-profit and nonprofit contractors and developers. The initial phase will start with a $1 Million Revolving Line of Credit provided by a consortium of local banks. We will solicit additional support from Miami-Dade County, to provide an SBA-type Credit Enhancement Facility that will guarantee the top 15-20% of the risk of the banks’ Line of Credit. Credit underwriting criteria will follow high standards, with special reliance on applicants’ character and experience.
New Major Funding from Wells Fargo, through Neighborhood Community Partners.
Wells Fargo has just announced a new multi-year grant that will help support our collaboration with Neighborhood Community Partners, who have been awarded $7.5 Million focused on Faith-based Development. Targeted areas are New York, Baltimore, Atlanta, Seattle, and Miami.
We will soon provide more details on the extent of this new financial backing, and how it will allow us to expand our services to those churches committed to developing their sites, in ways that will provide new revenue sources and will enhance their outreach to their congregations and the surrounding communities.
Miami Youth Garden (MyG).
The CEG has been providing comprehensive financial and technical support, for nearly ten years, to the outstanding Youth Leadership and Training Program of our MyG nonprofit affiliate. Its measurable impact on our youth has now also earned continuing respect and financial funding from The Children’s Trust. Despite the lingering effects of the COVID pandemic, the 2021 Summer Programs were successfully completed, on six different church sites, through a combination of virtual and on-site workshops.
